The Transaction Screen is a limited assessment and can follow the ASTM standard and/or a client’s specific scope of work, delivered in a checklist report format. We commonly use the Transaction Screen to investigate nonindustrial properties with values of less than $150,000. We recommend that our clients carefully consider whether a standard Phase I ESA is required. While the purpose of the Transaction Screen is to identify potential environmental concerns, the purpose of the Phase I ESA is to identify recognized environmental conditions and to satisfy AAI requirements.
