Farallon completed a remedial investigation/feasibility study and cleanup action at a Seattle property slated for residential redevelopment, obtaining four No Further Action determinations from the Washington State Department of Ecology, and cost recovery from parties responsible for off‑site contaminant sources.

After researching previous investigations of the site, Farallon conducted subsurface investigations to characterize the nature and extent of contamination. Several on- and off-site historical sources of soil and groundwater contamination were identified, including releases of petroleum, metals, and halogenated solvents. Farallon used the data obtained to prepare a feasibility study and cleanup action plan, allowing the client to select a cost-effective and technically feasible cleanup alternative.

Farallon implemented the cleanup action in conjunction with site redevelopment and building construction. The cleanup action included excavation and disposal of contaminated soil, decommissioning of underground storage tanks, and installation of a barrier-wall system to keep contaminated groundwater from migrating onto the site, and to prevent volatile contaminants in soil gas from intruding into the new site building. The cleanup action activities were conducted to provide a final, permanent remedy for the site, and in accordance with Washington State Model Toxics Control Act Cleanup Regulation requirements.

According to Senior Geologist Don Lance, who managed the project, “Conducting the cleanup action in conjunction with redevelopment construction was very efficient. The four No Further Action determinations we achieved for the site cleared the property title of environmental restrictions, and were essential in enabling our client to obtain construction financing and, later, loan refinancing.”
