Phase I and Phase II Environmental Site Assessments
Ferndale, Tacoma, and Renton, Washington

A member of Farallon’s senior staff managed and conducted environmental site assessments (ESAs) as part of the due diligence process for a property transaction involving a Northwest refinery and two petroleum distribution terminals.

Included in the Phase I ESA was an extensive review of existing environmental reports and data that had been prepared under Resource Conservation and Recovery Act and MTCA regulatory programs. Phase I findings were used to develop a scope of work to address data gaps in the documentation of baseline conditions.

An extensive Phase II field investigation was conducted to further define the environmental baseline. Multiple undocumented petroleum releases were discovered during the Phase II investigation, which provided the client with additional purchasing leverage and helped minimize client liability for potential future cleanup costs.
